Sunrise Lakes Phase II. is a Condominium Owners Association (COA) located in Sunrise, Florida. We are a small senior (55+) community where neighbors enjoy a close-knit environment. Built in 1974, our community is surrounded by wildlife, peaceful scenery, and beautifully maintained landscaping. Residents have access to a community clubhouse with a gazebo and green common areas. We have 25 Buildings for a total of 900 apartments of 2-bedroom 2-bathroom, 1 bedroom 1-bathroom and 2 satellites. Every owner is a member of the COA. The community has a restricted deed and is designed for single-family occupancy only. Rentals are permitted 2 years after the date of closing. Units are designated as “single-family units,” meaning only the owner/member, their spouse, children 18 yrs old, or parents aged 55+ may reside in the home. No other occupants are allowed, and permanent residency by non-qualified individuals is prohibited.

 

Our community is self-managed by a Board of Directors who are also residents. Sunrise Lakes Phase II, does not use a management company. All members must comply with governing documents, rules, regulations, and Florida statutes.

 

Sunrise Lakes Phase II offers a quiet retirement lifestyle, though many residents continue to work full-time and enjoy South Florida living. Our community includes both seasonal and year-round residents. Being self-managed helps us maintain property values and fosters strong community involvement.
